DR. SHENIKA HUDSON
Shenika Denise Hudson is a dynamic business and financial leader with nearly two decades of experience in higher education administration. Over her 18-year tenure at the University of Tennessee Health Science Center (UTHSC), she advanced through multiple roles, culminating in her position as the Assistant Vice Chancellor of Business and Fiscal Affairs. In this role, she provided strategic financial oversight, operational leadership, and policy implementation to support the university’s mission.
While excelling in her career at UTHSC, Shenika was committed to academic and professional growth. She earned an Associate of Applied Science from Southwest Tennessee Community College, followed by a Bachelor of Professional Studies in Organizational Leadership, a Master of Professional Studies in Human Resource Leadership, and a Master of Business Administration—all from the University of Memphis. She further enhanced her expertise by obtaining the Certified Fraud Examiner (CFE) certification from the Association of Certified Fraud Examiners (ACFE) and later achieved a Doctor of Education in Leading and Learning in Organizations from Vanderbilt University’s Peabody College.
During her time at UTHSC, Shenika began investing in property renovations and flipping houses, gaining valuable hands-on experience in real estate. As she took on more renovation projects, she recognized the financial advantage of keeping all commissions in-house by listing and selling her own properties—leading her to pursue her real estate license. However, as she immersed herself further in the real estate industry, she saw a greater long-term opportunity in property management, which led her to explore franchise ownership.
After leaving UTHSC, Shenika expanded her expertise into consulting work, providing services to educational institutions, small businesses, and entrepreneurs—helping them streamline and reengineer their business processes for greater efficiency and financial sustainability. Managing both her real estate investments and consulting work, she developed a well-rounded understanding of financial management, operational improvements, and business strategy. Her combined experience in consulting, real estate investment, and financial management ultimately solidified her decision to purchase a Real Property Management (RPM) franchise.
She named her franchise Real Property Management Affinity, a reflection of her commitment to fostering strong relationships between property owners and tenants while providing exceptional, personalized service. However, in order to own and operate this franchise, she needed to be affiliated with a real estate brokerage—leading her to join Epique Realty.
